What is the quoting rent on the offices?

£12.50 per sq ft per annum plus £1,500 per car parking space.

What is the current service charge?

Approximately £6.45 per sq ft exclusive of electricity (2012/13).

What is included in the service charge budget?

Heating to the offices. Heating, lighting, cleaning and security to the common parts. A full breakdown is available upon request.

What are the current rates payable?

Approximately £6.20 per sq ft per annum (2013/4). The above figure is a budget figure and applicants should seek more detailed information from the agents.

What air conditioning is installed in the building, how does it work and what options are there for other systems to be installed?

The landlord can provide a resume of the air conditioning and ventilation systems for the building.

What is the allocated parking ratio and where are they demised?

1:1000 sq ft, located underneath the building.

Underneath the building.

What are the hours of access?

The rear reception is 24hr, the front reception is accessible during normal business hours Monday to Friday.

What security is in place for the reception and rear entrance?

Full building 24 hour security is included in the service charge.

What back up power can be provided to tenants?

There are two generators located in the basement which are able to supply alternative power supply for the entire building subject to the tenant’s connection.

Can the cafe be used by all tenants and visitors?

The cafe is available for use by all of the building’s occupiers and their visitors.

What cable management is being installed in the offices?

A variety of options exist including perimeter trunking, down column channels and routing through the ceilings.

Can one install kitchenettes?

Yes subject to the usual consents,the landlord will give advice on suitable locations.

Does the building provide DDA access?

Yes.

Are there shower facilities on site?

Yes.

Is an EPC (energy performance certificate) produced for the offices?

Yes. The building has a D rating.

What lease lengths are being offered on the offices?

3, 5, 10 year lease lengths with breaks subject to negotiation.
